Applying & Leasing
How do I apply for an apartment?
Applications can be completed online via the property website.
What income, credit, and screening qualifications are needed to apply?
There's not a particular score we go based off of; everything does play a factor; evictions, repo’s, PG&E collections, previous rental collections are either automatically denied or taken as a red flag on your profile. You will also need to make 3x the amount of rent and have 1 year of employment and 1 year of favorable rental history, both current with good standing.
How long does the application approval process typically take?
To get you a decision on your application we like to have one within 48 hrs, depending how fast the screening results and or verifications come back it can take up to around 96 hrs.
What are your available lease terms and lengths?
Standard lease terms are available, with shorter-term lease options offered at a higher monthly rental rate.
What is the total estimated cost due at move-in (deposits & fees)?
Total move-in costs vary based on the apartment home selected. Security deposits start at $600 for one-bedroom homes, $800 for two-bedroom homes, and $1,000 for three-bedroom homes. Additional fees may apply. Please contact the leasing office for a complete move-in cost estimate.
Are security deposits refundable?
Yes, security deposits are refundable, subject to the terms of the lease agreement and any applicable deductions at move-out.
What is the penalty for breaking a lease, or do you allow lease transfers?
Early lease termination and lease transfer options are subject to the terms of your lease agreement. Please contact the leasing office for details regarding applicable fees and available options.
Do you offer virtual, self-guided, or in-person tours, and how do I schedule one?
In-person tours can be scheduled online via the property website.
Community Policies
Are pets allowed, and what are the restrictions/fees?
Yes, pets are allowed. A maximum of two pets are permitted per residence. A $500 pet deposit is required. Monthly dog rent is $65, and dogs have a weight limit of 50 lbs. Breed restrictions apply.
Is renter's insurance required?
Yes, renter’s insurance is required for all residents.
Is this a smoke-free community?
Yes, it is a smoke-free community.
What is the policy on subletting or Airbnb/Short-term rentals?
No, subletting, Airbnb, and other short-term rentals are not permitted.
What is the guest policy for overnight stays?
Short-term overnight guests are permitted; however, long-term guest stays are not permitted.
Resident Services & Utilities
How do I handle maintenance requests?
Submit the order through the resident portal or call our office.
How do I pay rent? Can I pay online?
Yes, online services are available for residents.
What utilities are included in the rent?
Free Comcast high-speed internet is included. Please contact the leasing office for details regarding other utilities and applicable monthly charges.
Which providers are available for internet and cable?
Comcast high-speed internet is available and included at no additional cost. Please contact the leasing office for current cable service options.
How do I get my packages (is there a locker system)?
Yes, University River Village offers a package locker system that lets residents receive their packages.
Apartment Features
What appliances and finishes are included in the kitchen?
Kitchens include countertops, gas and electric ranges, dishwashers, microwaves in some units, and garbage disposals.
What general features and finishes are standard in the apartments?
Residences feature vinyl plank floors, walk-in closets, and private balconies or patios in some units.
What type of flooring do the apartments have?
Flooring may vary by apartment home and unit style. Please contact the leasing office for details on the flooring available in a specific apartment.
Is laundry included in the apartment?
In-home laundry is not provided, but the apartment community features shared clothes care centers for residents.
Do the apartments have A/C or specific climate control?
Yes, the residences feature air conditioning and ceiling fans.
Does the apartment have extra storage space?
No, we do not have extra storage space.
Amenities & Parking
What other community amenities are available?
The apartment community features two resort-style pools with cabanas, two cardio and weights gyms, an outdoor gym, a yoga and spin studio, a game room, and walking and biking trails.
What are the hours for the pool, gym, and clubhouse?
Pool, gym, and clubhouse hours 8 am -10 pm daily.
Does the community host resident social events?
Yes, University River Village hosts resident social events throughout the year, providing opportunities for residents to connect and enjoy the community.
Is the apartment set up for remote work?
Yes, the community features a Tech Zone and a full-service business center.
Is the building secured or controlled access?
Yes, it is a gated community with controlled access and key fob entry.
What is the parking situation (including EV charging)?
On-site parking is available, with covered and uncovered parking options. A parking permit is required. EV charging is not available. Monthly parking fees apply.
Where do guests park, and do they need a permit or pay a fee?
Guest parking is not available within the community. Guests will need to utilize available parking outside of the property.
Neighborhood & Transportation
What are the closest options for grocery and dining?
University River Village is conveniently located near a variety of grocery, shopping, and dining options. Residents have easy access to College Greens Shopping Center, as well as the many restaurants, grocery stores, and everyday conveniences along Howe Avenue and throughout the surrounding Sacramento area.
How close is the property to major highways, commuter routes, or specific major employers?
The property is located adjacent to the American River bike trail and is approximately 1.2 miles from California State University, Sacramento.
Is public transportation easily accessible?
Yes, the property is located near public transit options, including the Power Inn transit stop 1.3 miles away.
